A ceiling stain shows where the water landed, not where it got in. Contractor Rob Robillard, writing for boston.com, has found leaks more than 10 feet from the stain. That's why we start at the stain and follow the water back to the source of the leak.

Ice dams are the winter leak. Michigan's MIREADY guide explains it: heat from the house melts roof snow, the water refreezes at the colder eave, and meltwater ponds and backs up under the shingles. Michigan code requires ice-and-water shield from the eave to at least 24 inches inside the exterior wall line (2015 Michigan Residential Code R905.2.7.1).

What's the best way to find a roof leak?

Start at the stain and follow the water uphill to where it gets in. Lifetime Construction Builders traces leaks this way during a free inspection. For a leak that only drips in rain, a water test runs from low on the roof upward, with someone watching in the attic.

Can I fix a roof leak with sealant myself?

Not for good. Flex Seal's own blog says its product is "not a permanent fix." Lifetime Construction Builders finds where the water gets in and repairs that part; a pipe boot or flashing alone costs about $250 to $550.

Why does my roof still leak after it was repaired?
