Who pays for roof repairs in a commercial lease?
The lease decides. Under a gross lease, the landlord pays most repairs. A triple-net (NNN) lease puts maintenance on the tenant, often with a structural exclusion. Then the tenant pays for leak repairs, and the landlord pays to replace the roof. Lifetime Construction Builders puts every repair in a free written estimate.
Does commercial insurance cover roof leaks?

How each commercial roofing system is repaired: TPO, EPDM, and PVC
We work on these three single-ply roofing systems and no others, on repairs and on new commercial roofing projects. Each membrane takes a different repair.
TPO roofs
TPO (thermoplastic polyolefin, also called thermoplastic olefin) is a single-ply membrane with seams hot-air welded into one sheet. A patch on a TPO roof is welded on the same way.

EPDM is a rubber membrane, so its seams are repaired with primer and seam tape, rolled down, and sealed at the edges. On EPDM, the cleaning and priming decide whether the repair holds.
PVC roofs
PVC (polyvinyl chloride) is a thermoplastic membrane like TPO, and it's repaired the same way: cleaned, then patched or re-welded with hot air.

Is standing water on a flat roof a problem?
It is when it stays. The NRCA calls it ponding when water is still on the roof more than 48 hours after rain ends. Clogged drains or scuppers, a sagging deck, or too little slope cause it. Ponding and drainage are among the things that set Lifetime Construction Builders' repair price.
How often should a commercial roof be inspected?
At least twice a year, in spring and fall, and after hail or a tornado, the NRCA says. Lifetime Construction Builders' roof inspection is free with an estimate, after a storm, or for an insurance claim.
When does a commercial roof need replacing instead of repair?
When too much of it is wet. A common rule of thumb in the trade is that more than about 25% wet insulation means the roof should be replaced, not restored. Lifetime Construction Builders prices a full tear-off with R-30 insulation above the deck at $14.50 to $17.00 per square foot.
Are commercial roof repairs capitalized or expensed?
It depends on the job, so ask your accountant. Under IRS rules, replacing a substantial part of the roof system is a capital improvement, while a partial repair may be expensed.
