Asphalt Shingle Roofing Installation in Southwest Michigan
Lifetime Construction Builders, a family-owned roofing contractor since 2009, installs Atlas architectural shingles as an Atlas Preferred Contractor and Atlas Pinnacle Pristine Authorized Installer. Most homes get their new roof in 1 to 2 days, and every installation carries our lifetime transferable warranty. The inspection and written estimate are free.
An asphalt shingle roof's typical lifespan is about 20 to 25 years. A worn roof shows it on the shingles, in the gutters, and on the ceilings inside.
A repair or a new roof
Not every worn roof needs replacing. A few blown-off shingles is a repair, from about $350, and most asphalt shingle repairs cost $400 to $1,500.
A new roof is the answer when the wear covers whole slopes or the roof is 20 years old or more. Decking that has gone soft under the shingles points the same way. The free inspection shows which one your roof needs.

Ice dams push meltwater back up under the shingles at the eaves.
MSU Extension explains how they form: attic heat melts the snow on the roof, and the water refreezes at the cold eaves. Michigan code R905.2.7.1 requires ice-and-water shield from the eave to at least 24 inches inside the exterior wall line. Every roof we install on Michigan homes gets it.
A new roof keeps that meltwater out, but it won't stop ice from forming. MSU names attic insulation and venting as what keeps the roof cold, so every new roof we install also gets a ridge vent. Atlas's warranty excludes damage caused by inadequate attic ventilation.
Quick answers about a new shingle roof in Michigan
What Michigan homeowners ask us first about a new asphalt shingle roof.
How long does it take to install a new shingle roof?
Most homes take 1 to 2 days with Lifetime Construction Builders, from the tear-off to the nail sweep. Luis, our regional manager, is your contact from the free inspection until the job is done.
Will you put new shingles over my old roof?
No. Lifetime Construction Builders tears off the old shingles on every new roof. The residential code also bars new shingles over two existing layers, or over a roof that's water-soaked or rotting.
Can you put a new shingle roof on in the winter?
Yes. Atlas says shingles installed in fall or winter may never seal on their own, so Lifetime Construction Builders hand-seals them with roofing cement. Heavy snow or ice can make some days unsafe for roofing, and the season is one of the things your price depends on.
Do I need a permit to replace my roof in Michigan?
Usually. Most Michigan cities and counties require a permit for a roof replacement or tear-off, and each township sets its own fee. Lifetime Construction Builders holds Michigan license 252400088, which LARA requires for residential jobs of $600 or more.
We're rated 4.9 out of 5 on Google. These homeowners wrote their reviews after we put on their new roof.
We had Lifetime Construction Builders replace our entire roof last month after the winter storm damage, and I couldn't be happier with the results. From the initial inspection to the final cleanup, everything was handled professionally. The crew showed up on time every day, protected our landscaping with tarps, and finished the job in just two days. The new architectural shingles look amazing and we've already had neighbors asking for their contact info.

Call (616) 360-2522; a real person answers 24/7. We look over your roof and measure it, because the roof's size and pitch set most of the price.
Most homes cost $11,000 to $22,000 for a new roof in Atlas architectural shingles, or $500 to $700 per 100 square feet.
That price covers the tear-off, ice-and-water shield, drip edge, Atlas shingles, a ridge vent, haul-away, and the nail sweep. Premium or designer shingles sit at a higher price point, $700 to $850 per 100 square feet.

The Atlas roofing shingles we install
Every shingle roof we install uses Atlas architectural shingles, also called dimensional shingles, in the line you choose. They are thicker and layered, where the older flat 3-tab kind is a single layer. Atlas rates them for impact by the UL 2218 test, which drops steel balls on the shingle.

Atlas Pinnacle Pristine
Pinnacle Pristine is Atlas's architectural shingle with HP42 Technology: a wide shingle, a nailing area Atlas calls the Sweet Spot, and a double FASTAC sealant line. Its granules carry 3M Scotchgard Protector to resist algae.
Impact
Class 3 under UL 2218
Wind resistance
130 mph under Atlas's standard warranty, with 4 nails per shingle
Colors
Including Weathered Wood, Black Shadow, Pewter, Hearthstone, and Coastal Granite
For durability against hail, Pinnacle Impact is rated UL 2218 Class 4, the top impact rating. A 2-inch steel ball dropped twice on the same spot from 20 feet doesn't crack it through. NOAA records 2-inch hail at Hopkins in April 2023 and in Kalamazoo in May 2024.
We also install steel roofing systems. Most exposed-fastener metal roofs cost $16,000 to $28,000, and most stone-coated steel roofs from DECRA, Tilcor, or Westlake cost $25,000 to $42,000.
Two warranties. Lifetime Construction Builders gives a lifetime transferable warranty on every installation. Atlas adds its own lifetime limited product warranty for the original owner of a single-family home, with the first 10 years non-prorated.
How long does an asphalt shingle roof last?
About 20 to 25 years is typical. A "lifetime" shingle warranty from Atlas means the original owner's lifetime on a single-family home, not the roof's life. Lifetime Construction Builders' free inspection shows how worn your shingles are now.
Does the shingle warranty cover hail or tornado damage?
No. Atlas's shingle warranty excludes hail, tornadoes, and wind above its stated limit, so that damage goes through your homeowners insurance. Lifetime Construction Builders helps with the insurance claim at no extra cost.
Are your roofers insured if someone gets hurt on my roof?
Yes. Lifetime Construction Builders carries $2 million in workers' comp and $1 million in general liability. We hold Michigan license 252400088, which you can check with LARA.
Who do I call if my new roof has a problem?
Call Luis, our regional manager in Michigan, at (616) 360-2522; a real person answers that line 24/7. Daniel Retana has owned Lifetime Construction Builders, a family business, since 2009.
