Where a roof lets the water in

Water gets past a roof at the same few weak points: the ridge, the flashing around a chimney, the boot around a vent pipe, and the valleys where two slopes meet. Spring wind off Lake Michigan works them loose; during the March 2025 high-wind warning, South Haven measured gusts of 56 mph. Tap a point to see the repair.

Planning a new roof before next winter?

If nothing is dripping yet, you have time to plan. We walk the roof, and the attic where we can reach it, take dated photos, and tell you whether a repair will do or the roof is due. Then we go over shingle, metal and stone-coated steel with you. Luis, our regional manager, stays your contact the whole way.

Pullman builds to a 50 psf ground snow load, and Michigan code (R905.2.7.1) wants ice-and-water shield from the eave to 24 inches inside the exterior wall line, the strip where an ice dam backs meltwater up. Here is the whole stack, deck to ridge.

  1. Roof deckThe sheathing over the rafters. Soft or rotted sheets are replaced first, at $80 to $150 a sheet.
  2. Drip edgeA metal edge at the eave that sheds water clear of the fascia.
  3. Ice and water shieldSelf-sealing membrane from the eave to 24 inches inside the wall line.
  4. UnderlaymentA water-resistant layer across the rest of the deck.
  5. Starter stripA sealed first course that holds the eave edge down in wind.
  6. Atlas shinglesLaid course by course to the peak, hand-sealed when it's cold.
  7. Ridge ventLets warm, damp attic air out along the peak.

From your first call to a swept yard

The roofer people dread is the one who stops calling back. Luis, our regional manager, is your contact from the first visit to the cleanup, so there is always one name to ask for.

  1. A person picks up

Call at 2 a.m. or 2 p.m. and you reach a real person in our office, not a voicemail box.

  2. We come out

For a leak or storm damage, a crew arrives the same day, within a few hours. For a planned roof, we book your free inspection.

  3. The price goes in writing

One written estimate, and that number holds once work starts. If insurance is paying, claim help costs you nothing extra.

  4. The crew builds it

Most shingle homes take one to two days, ice-and-water shield and drip edge included.

  5. The old roof leaves with us

We haul the tear-off away and sweep the yard for nails before the crew drives off.

  6. The same name afterward

A question once the roof is on goes to Luis, the person who knew the job from the start.

Questions before you hire a roofer

Short answers on cost, winter work, claims and who to call. Anything else, ask us on the phone.

A person answers 24/7(616) 360-2522
Will someone answer if my roof leaks at night?

Yes. A real person answers the Lifetime Construction Builders line, (616) 360-2522, 24 hours a day. For a leak or storm damage, a crew comes out the same day, within a few hours, and tarps the roof so no more water gets in. Most emergency tarps cost $350 to $950.

How much does a new roof cost?

Most homes cost $11,000 to $22,000 with Atlas architectural shingles. Lifetime Construction Builders prices large or steep roofs at $22,000 to $32,000, and replacement decking at $80 to $150 a sheet. The free inspection ends in a written estimate, and that price doesn't change.

Do you install ice-and-water shield the way Michigan code requires?

Yes. On every new roof, Lifetime Construction Builders runs ice-and-water shield from the eave to 24 inches inside the exterior wall line, as Michigan Residential Code R905.2.7.1 requires. That strip is where an ice dam pushes meltwater back under the shingles.

Can you put a shingle roof on in the cold?

Yes. Below about 40°F, Lifetime Construction Builders hand-seals each asphalt shingle, because the factory seal strips need warmth to set. Heavy snow cover can push back an inspection, since we need to see the shingles to judge them.

Do you help with the insurance claim?

Yes, at no extra cost. Lifetime Construction Builders photographs storm damage during the free inspection and writes an estimate your adjuster can use. When insurance covers the roof, you pay only your deductible.

Are you licensed and insured in Michigan?

Yes. Lifetime Construction Builders holds Michigan license 252400088 and carries $1 million in general liability and $2 million in workers' comp coverage. We're also an Atlas Preferred Contractor and a BBB Accredited Business.

Who do I call with questions once the job starts?

Call Luis, the Lifetime Construction Builders regional manager in Michigan. He's your contact from the free inspection to the final cleanup, and the office line, (616) 360-2522, is answered 24/7 as well.
